How Much Can I Afford?

There are three key factors to consider:

1. The down payment -
Most loans today require a down payment of between 3.5% and 5.0% depending on the type and terms of the loan. If you are able to come up with a 20-25% down payment, you may be eligible to take advantage of special fast-track programs and possibly eliminate mortgage insurance.

2. Your ability to qualify for a mortgage -
Most lenders require that your monthly payment range between 25-28% of your gross monthly income. Your mortgage payment to the lender includes the following items:

  • The principal on the loan (P)

  • The interest on the loan (I)

  • Property taxes (T)

  • The homeowners insurance (I)

3. The closing costs associated with your transaction -
You will be required to pay fees for loan processing and other closing costs. These fees must be paid in full at the final settlement, unless you are able to include them in your financing. Typically, total closing costs will range between 2-5% of your mortgage loan

Making An Offer

Once you've identified the home you wish to purchase, it's essential to determine a competitive offer. Keep in mind that if there’s significant competition for the property, you may need to offer an amount that exceeds the asking price. It's crucial to be realistic and to present an offer that you genuinely want the seller to accept. We will provide you with comparable sales data to inform your decision and offer expert advice throughout the process. Once you're ready, we will write a formal offer to submit to the listing agent. If the seller accepts your offer, it becomes a legal contract, so be prepared to meet any financial obligations associated with the purchase. By following these steps, you will be well-equipped to navigate the home-buying process effectively.

Which Neighborhood?

When selecting the right neighborhood, it's essential to consider various factors that align with your lifestyle and preferences. Each neighborhood has its unique personality, catering to diverse groups like single individuals, growing families, two-career couples, or retirees. To ensure you find the perfect fit, take the time to scout out the area in person. Engage with the residents to gain insights about their experiences and the community atmosphere. It's also crucial to explore the neighborhood at different times, both during the weekdays and weekends, to observe the vibe and activities that take place. Don’t forget to document any additional factors that are significant to you on your home search criteria form, ensuring that your needs and desires are never overlooked in the decision-making process. Ultimately, thorough research and heart-to-heart conversations can lead you to a neighborhood that truly feels like home.

New Construction

When purchasing a new home, enlisting the help of an agent offers several advantages similar to those enjoyed when buying a resale home. First and foremost, agents possess in-depth knowledge of the local market, which allows them to identify trends and recommend neighborhoods that suit your needs. Their expertise also enables them to swiftly locate the perfect home, saving you time and effort during your search. Additionally, agents are adept at contract writing and negotiation, ensuring you get the best terms possible. Finally, they provide valuable closing assistance, guiding you through the often complex process until you have the keys to your new home in hand. Overall, working with an agent streamlines the home purchasing experience, whether it's new construction or a resale property.
